Thermal Imaging Property Inspections Brisbane, Sunshine Coast & Surrounds
A thermographic property inspection systematically scans the internal and external walls with an infrared camera to identify abnormal thermal anomalies — moisture ingress, dampness, missing or defective insulation, electrical switchboard faults, live termites and more.
Two levels of inspection — choose the one that suits.
At Highpoint Solutions we offer two levels of infrared property inspections: Rapid Scan and Rapid Scan Plus+.
Both use the same non-destructive, non-intrusive method. Nothing is drilled, cut or opened up: the camera reads surface temperature, the moisture meter confirms what the camera suggests, and you get an answer about what is happening inside the building fabric without damaging it.
Rapid Scan
Rapid Scan is a great option for private property owners or home buyers who wish to identify any building defects, however don't necessarily require a written report of our findings.
Our Rapid Scan option includes a thorough thermographic inspection of the property highlighting areas of concern such as:
- Water leaks and dampness
- Missing of ineffective insulation
- Live termites
- Heat loss / cold air infiltration
- Electrical switchboard faults
Another advantage of a Rapid Scan is it gives you the option to upgrade to Rapid Scan Plus+ if we detect more sigificant issues that may result in insurance claims and/or tradesmen repairs.
The downside to the Rapid Scan is that it doesn't include the photos or a written report. The property owner (or representative) must be present at the time of inspection to view the live thermal images on the camera, as well as view the confirmation moisture readings on our moisture detection equipment.
Rapid Scan Plus+
There are several reasons why our clients may opt for the Rapid Scan Plus+ option including:
- Upgrade from Rapid Scan due to anomalies detected such as water leaks, termites, structural defects, electrical faults, heat loss, cold air infiltration etc. The included comprehensive written report can then be forwarded to your insurance company or tradesman doing the repair work.
- A requirement from their insurance provider.
- To use as a marketing tool when selling their home.
- To gain a more in-depth understanding of the properties state of health, following a building report when purchasing a new property.
The Rapid Scan Plus+ option includes all the great benefits of the Rapid Scan, with the addition of a comprehensive written report.

What a thermographic property inspection finds
An infrared camera does not see through walls — it reads the surface temperature of everything in view. Damp plaster evaporates and reads cold, a missing batt lets the ceiling read warm, a loose switchboard connection reads hot, and an active termite nest reads warm against the surrounding structure. A qualified thermographer reads those patterns and confirms them with a moisture meter before calling them a defect.

How the inspection runs
We agree the scope before we arrive
Whole house, a single problem area, or a pre-purchase walk-through. Tell us what you are worried about and roughly how big the property is, and we will tell you which option fits.
Internal and external scan
Walls, ceilings, wet areas, roof space where accessible, the building envelope and the switchboard are scanned systematically with a radiometric infrared camera. Nothing is switched off and nothing is opened up.
Every anomaly is confirmed, not guessed
A thermal pattern on its own is not a defect. Suspect areas are checked with moisture detection equipment so a cold patch caused by evaporation is separated from one caused by a draught, a shadow or a different material.
Findings on the day, report the next
You see the live images on the camera as we work. If you have chosen Rapid Scan Plus+, the written report follows within one business day.
Infrared thermography is a vital tool for water leak detection & moisture analysis.
Our CAT 2 certified thermographers (ISO 18436-7, AINDT, BINDT) apply advanced thermographic inspection techniques to evaluate variations in temperature distribution of construction materials when performing building water leak surveys.

Microwave moisture data recorded on-site is processed through our moisture mapping software to provide a graphical representation of moisture distribution, where conclusions can be drawn on the exact causes of component moisture.
Common questions
Can the camera see through walls?
No. Infrared measures surface temperature only. What it detects is the effect of what is behind the surface — evaporative cooling from damp, a temperature difference where insulation is missing, or heat from a termite nest or a hot electrical connection.
Do I need to be there?
For a Rapid Scan, yes — the property owner or a representative must be present to view the live thermal images and the confirming moisture readings, because there is no written report afterwards. For Rapid Scan Plus+ it is still useful, but the report stands on its own.
Will the report be accepted by my insurer?
The Rapid Scan Plus+ report is written to be insurance compliant, with image pairs, measured readings and a clear statement of what was found and where. It is produced within 24 hours of the inspection.
Is the switchboard included?
Yes — a check of the switchboard for abnormal heating forms part of the scan. A full commercial switchboard survey, classified against NETA severity bands, is a separate service covered on our electrical thermography page.
What if you find something serious?
A Rapid Scan can be upgraded to Rapid Scan Plus+ on the spot, so the significant issues are documented in a report you can hand to your insurer or the tradesperson doing the repair.
